INSTITUTIONAL GROUND LEASE PORTFOLIO, Mid-Atlantic Markets

Master lease encumbering 44 office buildings and 14 flex buildings. NNN, with no landlord responsibilities.Tenant is a joint venture between an investment-grade publicly-traded REIT and multi-strategy hedge fund.

VALENCIA TOWN CENTER, Valencia, CA

Four Class A office buildings, totaling approximately 400,000 square feet are located in Los Angeles County, California. The anchor tenant is one of the world’s largest hospitality brands.

MISSION RIDGE, Chantilly, VA

Two Class A office buildings in suburban Washington DC within a key enclave for many government agencies and civilian contractors. US Government (FBI) occupied 56% of the Property on a lease with under 8 years remaining.

LG&E TOWER, Louisville, KY

A 22-floor, 287,000 square foot, Class A office tower, located in Louisville’s Central Business District. The key credit tenant is an investment-grade utility company, which signed a 10-year lease.

NORMANDALE LAKE OFFICE PARK, Minneapolis, MN

This is a five-tower Class A office park, totaling 1.7 million square feet, located in suburban Minneapolis. Perennial entered a joint venture with institutional investors to buy and eventually sell this one-of-a-kind suburban office complex.
